Helpful Settlement Hints
(What to bring to settlement)
In preparing for settlement you should discuss with the real estate agent and lender certain items which will be necessary for settlement:
1) Your lender will require that you provide evidence of a hazard insurance policy on the house and the first yearís premium paid in advance.
2) It may be necessary to provide the lender with a copy of the termite inspection report and well and/or septic reports.
3) You will want to contact the various utility companies involved to establish an account in the new ownerís name.
At closing Freestate Title will hold an estimated portion of the Sellerís proceeds in escrow to pay the final water bill. However, all other final utility bills must be paid by the Seller.
4) Finally, you should bring a picture Identification (such as a driverís license, military ID, Passport) and a
Certified or Cashierís Check, payable to either Freestate Title Services of Annapolis, Inc. or the purchasers themselves
and endorse over at the closing table. It may be difficult to obtain a final number for closing if the closing instructions
have not been received. Therefore, we suggest the buyer to use their good faith estimate provided by the loan officer at the
time of loan application. If the buyer brings to much money to closing a refund will be given. If the buyer brings less
money than required we will accept a personal check up to $1,500.00.
